Summary of Case:	"J.T. was wrongly convicted on October 6, 2014 of violating three housing regulatory codes in Ocean Beach, New York. J.T. acted as a rental agent for a house located at 440 Dehnhoff Walk in Ocean Beach. After a nonjury trial J.T. was convicted of violating Village of Ocean Beach Codes Sec. 87-9 (no fire extinguisher in residential structure); Sec. 87-10 (no smoke detectors in residential structure); Sec. 96-1 (permitting garbage to be placed outside property during hours of collection other than those determined by the Board of Trustees). The judge had denied J.T.'s pretrial motion to dismiss the charges on the ground the information charging him was defective because it didn't contain a nonhearsay allegation of each element of the charges. J.T. appealed, arguing the judge's pretrial ruling was erroneous. On February 22, 2016 the New York Supreme Court, Appellate Term, Second Department reversed J.T.'s three convictions for Village Code violations, based on the insufficiency of the information charging him."
